Getting Near the End! Open House is Tomorrow!

It's hard to believe how fast this house has come along. Compliments to Wayne Homes and particularly Tim our field manager for keeping things flowing. We've lucked out as a lot of the trade partners have been available and aren't running behind, which keeps everything going. As of the last post, drywall was still being installed, downspouts and siding had been installed, and prep work was continuing. Since then, the drywall has been finished, and the other crew came in and covered up all of the joints and screws with the mud and smoothed it all out, so everything is ready for the painter. The ceiling was also completed, with the textured look on it. It reminds you of the old ceilings from the 70's, but it is more subtle and looks much nicer in my opinion. The painter came early this week and primed the house with a nice simple tan coating. Drywall was also hung in the basement too where the step framing took place. Not long after the drywall was put into place, Mon Power came and installed our permanent power and disconnected the temporary services. The cabinets were delivered, along with all of the doors, trim, and railings. Cabinets have been fully installed, most doors are in place (though one was placed in the laundry by accident that was supposed to be in the pantry, so those will simply be switched), and the trim is about halfway done. The stone on the exterior of the home was added and it looks great. Also, the front porch railings have been started, though the railing was too short (likely because our porch is 2 feet wider than standard), so those are being shipped back and the right size will be brought in. So for the open house tomorrow, the house has been primed, cabinets installed, most doors installed, and at least half the trim. Painting will begin next week, along with the finishing of the trim. The plumber and electrician will be in next week to finish installing the sinks, toilets, and other plumbing, the electrician will come install the light switches and covers and install the lights and fans, and the final grading of the lot, along with installation of water and sewer lines will be completed. It's hard to believe how fast things have moved, and we're on pace for a month ahead of schedule at this point. Mandie and I went to Home Depot this evening and ordered all of our appliances and made some other purchases on our Project Loan (I definitely recommend this if you have large projects, check that out!).

We had been letting all of our family members write their names on the large beam by the steps. It'll be nice one day if and when we'd ever need to make changes to see all of that in place. If not, it's our own sort of keepsake and time capsule of this process.

Here are some pictures of the finished drywall that was hung before the joints and screws were filled in.

Here are some pictures showing the sealed and smoothed joints and screws.

Our overhead, permanent power is hooked up and running.

One night when we went out there, a doe and her very little fawn

This picture below shows the textured ceilings.

Cabinets were delivered!

More of the textured ceiling and prepped drywall below here.

This railing, from what I understand, is for the back steps when they are put in place.

Below are the sub-floors that are going to be installed, along with the trim, doorknobs, and permanent steps.

Part of the counter-tops.

These are our doors, the "Santa Fe" style doors (they're upside down in this picture).

Part of the stonework out front, we LOVE the colors and how it turned out!

Hard to tell here, but the walls have been primed on these next few photos.

The front of the house, minus the column wraps and rails. Love it!!

Beginning of the cabinets in the kitchen.

Our master vanity. We decided on 1 sink versus 2. We never fight on the sink, it's the sink SPACE that matters to us. The mirror will be the width of the vanity as well which is nice.

The kids' bathroom vanity.

Jaxon loves his new house!

Here are the column wraps, we really like them. The railings will be all white as well.

Some doors and some of the trim.

The near finished kitchen cabinets. Only the base trim needed to be installed at this point (it's laying on the back of the sink in this picture).

Here's a good look at one of the Santa Fe style doors. They all will be taken off and painted white.

The window sills have been installed as well.

The rails are put into place, and the permanent steps as well. All the railings will be painted white as well.

The wood caps for the steps have been installed as well.

More of the trim that is upstairs.

The stairs for the basement have their railings and guarding as well. These are permanent.

All in all, we have been very pleased with this whole process. Everybody hears horror stories, and I've read Wayne Homes blogs that have so many posts and details about all the good and bad, but to be honest, we have had a VERY pleasant experience thus far. I think it helps that the folks at the Belmont, Ohio office and our field manager Tim have been great to work with, and have been very open about the process, and have worked well with our many many questions. Never fail to ask questions, it will only hurt you in the end. Make sure things are the way you want them, and if you aren't sure, just ask. They will gladly help get what you want out of this. In the end, it's your house, make it what you want, and that's what they want for you too.

Our open house is tomorrow from 1-4, feel free to show up!! We'll be there as well to answer questions, along with our go to Jeanette from Wayne Homes' Belmont office.
